Why REALTORS?
To buy or sell a home, you require the services of several
different people and organizations. Your Realtor is the person who pulls them
all together. Besides marketing and showing homes, your Realtor makes sure
everyone else gets their part done at the right time and place for you. There
is actually more work to be done after you get a home under contract than while
people are just looking.
For Home Sellers
As a SELLER, you will normally have dozens
of REALTORS and prospective BUYERS touring your
home, all arranged and coordinated by your own Realtor. COOPER REALTORS, together
with PHOTOGRAPHERS, PRINTERS and ADVERTISERS will produce carefully designed marketing materials
to emphasize the important, attractive features that Buyers need to know about your home.
COOPER REALTORS subscribes to the
premier Professional MULTIPLE LISTING SERVICES through which we present your special
property TO BUYERS WORLDWIDE and to the Realtors who bring buyers to your home.
Once we have negotiated a contract with a Buyer, you may need REPAIRMEN to handle items noted by the Buyer's inspectors. Paperwork will be obtained from your MORTGAGE HOLDER to pay off your current loan at closing. The Buyer's
lender will send out an APPRAISER to look over the property and assess the
reasonable value as a protection for the lender. The TITLE COMPANY will hold
the Buyer's earnest money, provide title insurance, and usually conduct the
closing.
Besides knowing how to find the enthusiastic
Buyers for your home, your Realtor takes you through the entire
selling and closing process, resolves the unexpected problems that
come up along the way, and minimizes the inconveniences to you.
Ethics & the Public Interest
In Texas all real estate Brokers and Salesmen must be properly educated, and they must be
tested and licensed by the Texas Real Estate Commission. "Brokers" are responsible for
listings and transactions, and "salesmen" or "sales associates" work under brokers, usually as independent contractors.
"REALTOR" is a registered collective membership
mark which may be used only by real estate professionals who are
members of the National Association of Realtors and subscribe to its
strict Code of Ethics. The purpose of the Code of Ethics is to
protect the public. Being a Realtor is a voluntary responsibility.
However, it is required in order to participate in the National and
Austin Multiple Listing Services.
